We specialize in serving independent contractors, typically small businesses with zero-to-few employees.

What is AdministrationAdministration (in our context) is the activity of running a business. An administrator must be able to manage the affair's of a business for an owner. Great administrators posses strong skills with people, time, money, details, communication, organization, planning, leading and problem solving. Entrepreneurs by nature are visionaries who enjoy dreaming up "what could be." Administrators by nature are task-oriented and enjoy figuring "how to do it." Entrepreneurs and administrators usually work very well together. On a daily-level, we believe an owner's time is best used generating sales and income. Anything else, we believe they should delegate to an effecient adminsitrator.

Are you an assistant?No. While we do assist, we prefer to be called admins or administrators. Assistants serve vital roles, and generally begin their career as a receptionist, personal or administrative assistant, and are responsible for day-to-day work. Executive assistants are much more experienced and are often responsible for the general affairs of an executive's entire office. Business administrators have a broader range of experience and have a wide range of responsiblities, but in general are responsible for all the affairs of a business.

Are you a general contractor?Yes, we are bonded and insured contractors. Our service is in co-managing residential construction building projects on behalf of owners, and with general contractors. We facilitate work between designers, architects, engineers, geo-techs, building departments, inspectors, sub contractors, material vendors, lenders and real estate brokers. Construction has many moving parts, and it is not always clear whose job is what. We provide leadership and direction so that your job can continue moving forward. And when necessary, we'll swing a hammer too. We bill for our services, and allow owners to contract and pay vendors directly, with no middle man mark up. Are you a real estate broker?No. Broker's provide valuable skills and experience in sales and deal making. We respect the value they provide, and only refer broker's who are experienced in the real estate investment and construction industry.

Are you a CPA?No, we are not CPAs. CPAs have tremendously valuable skills and can provide oversight in financial matters. We are detailed bookkeepers who provide services at an affordable rate when compared to CPAs. Bookkeeping provides regular keeping of accounting books, which other's rely on to make informed decisions, including; owner's, CPAs, tax preparers, and lenders.

I need help, but I don't know if I can afford you."Contact us and let's talk. We want to know and understand your business. Our goal is for you to become profitable, so that we can have a future client to do work with. We'll listen to your goals, and provide a creative pricing structure that serves your needs. Below, are the (3) most common price structures. #1 Hourly/Flat Rate: We provide a service at a specificed cost. #2 Built-in Pricing: We build our costs into the cost of your business. For example, if your bid is $3,000, and our support costs $250, we'll send your final bid will for $3,250.00; it costs you nothing. Or, if your bill rate is $65/hr, and we bill $45/hr, we'll include our time at your rate; the additional profit is yours. #3 Percentage of Revenue: This option is a sweat equity, joint venture agreement to share in the work and the income. Ownership can be shared in a project or a business, and should be profitable and consider each party's contribution and participation.

I'm a contractor, what can you do for me?"Most contractors like swinging a hammer on a job site because it makes them money. They also dislike writing invoices and bookkeeping, and are notoriously bad at it (no offense). The #1 reason a contractor can't get paid is because of a poorly written invoice. The #2 reason is because they fail to write an invoice at all. (And no, a text message does not count as an invoice). We write and send invoices for you, manage your books, and structure our pricing with you so that our cost is built into your bid. If a contractor needs to sub contract a 2nd hand on the job, we're licensed, bonded and insured. We'll swing the hammer with you, and work on a percentage or hourly basis (contractor's preference).

I'm an out of state real estate investor, what can you do for me?"We provide administrative oversight for residential real estate investment projects within King County, Washington. Our specialty is in absentee owners who want to invest, but don't necessarily want to be apart of the daily grind. We'll co-manage your project with your real estate broker, general contractor, lender, and bookkeeper, and keep you updated about progress so that you can continue to be the decision maker. Our focus is on full-gut residential remodels. We have managed flip projects between $200K-1.5M (not including purchase price).

I have a small business, (or) I have a side hustle, what can you do for me?"Taxes, taxes, taxes. The single greatest benefit to small business ownership (including side hustles) is how it affects your taxes. As a small business owner, we shift ordinary and necessary expenses from paid personally to paid by the business, and write them off on your return to reduce your taxable income. Reducing taxable income often qualifies small business owners for special refundable tax credits. In addition, when your tax return is lower, you often qualify for income restricted programs that weren't available before, such as free/reduced health care costs. Next, we'll discuss how your business operates. Many owners start their business as a side hustle, and never put a value on their time, because it was "extra" income. But, when it becomes your primary source of income, we need to value all your time (including bidding, preparation and change orders) and costs, and build those costs into a competitive pricing model that is profitable. Our goal is to save you costs, and grow your income.

I have back taxes, what can you do for me?"We'll discuss your situation, review your return, and see what deductions and credits may have been missed. If we believe the benefit of amending your return is greater than the cost of preparing it, we'll help you get it taken care of. The #1 reason why people miss out on tax time is because they don't know what deductions and credits they are entitled to, or how to take advantage of them. The #2 reason is because a lack of effort. Good bookkeeping and documentation is the basis for great tax prepration. It's not uncommon for a tax preparer to forgo a deduction or credit because a client is disorganized. Our approach is to take the burden off our clients and obtain and organize the neccesary records ourselves. It costs more, but we do it if the benefit outweighs the cost.

Where are you located?We're located in Eastside WA, and most of our work is located in King County, WA. However, some of our clients live in other states.
